These terms govern your use of this portal, operated by the landlord of 201 Walnut St, a self-managed residential rental property in Grand Forks, North Dakota. They apply in addition to, and do not replace, your signed lease agreement — if there is a conflict between these terms and your lease, the lease controls.

What this portal is for

The portal lets tenants view lease details, submit and track maintenance requests, message the landlord, view announcements, and link out to Baselane to pay rent. It lets the landlord manage properties, tenants, leases, maintenance, expenses, and announcements.

Accounts

• Tenant accounts are created by the landlord; you should not share your login with anyone else.
• You are responsible for keeping your password and any two-factor recovery codes confidential.
• Notify the landlord if you believe your account has been compromised.

Payments

This app does not process rent payments. Rent is collected through Baselane, a third-party payments platform; this app only provides a link to your Baselane payment page. Your relationship with Baselane for payment processing is governed by Baselane's own terms.

Acceptable use

Use the portal only for its intended purpose — managing your own tenancy or, for the landlord, managing the property. Do not attempt to access another tenant's account, lease, messages, or maintenance requests, and do not use the portal to submit false maintenance reports or abusive messages.

Availability

The portal is provided on an as-available basis. It may be unavailable for maintenance or due to technical issues; if the portal is unavailable, contact the landlord directly by phone or email to report maintenance issues or make arrangements.

Governing law

These terms are governed by the laws of the State of North Dakota. Your lease agreement remains the controlling document for the tenancy itself, including rent, deposit, and eviction terms.
